Tallest Highrise In San Jose, CA

   Exciting news for San Jose and Silicon Valley as a whole: As of 2022, 200 Park Avenue is the newest and tallest building in the area, standing at an impressive 300 feet tall. No longe will a residential building hold this title as two have for the last 15 years. This commecial building's focus on healthy and sustainable workspaces was a reflection of the hope for downtown San Jose office space. Now that there is a much less demand for such spaces the future of this building is uncertain.

   Developed by the Jay Paul Company and designed by Gensler, 200 Park Avenue offers a total of 965,342 square feet of rentable office space across its 19 floors. The design of the building is centered around promoting the health and well-being of its daytime employee occupants. Upgraded ventilation and air filtration systems, touchless circulation and fixtures, and access to outdoor workspaces on every floor, along with a full-service fitness center, are some of the features that contribute to this commitment.

In addition to these features, 200 Park Avenue boasts cutting-edge light canyons that allow for enhanced access to natural light, making the building more sustainable and energy-efficient. Every floor has access to three outdoor terraces, providing ample opportunities to step away for a breath of fresh air and promote physical and mental well-being.

   Location is another advantage of 200 Park Avenue, situated at the intersection of Almaden Boulevard and Park Avenue, between the pedestrian heart of the city around West San Carlos Street and the San Jose Convention Center. The building is only three blocks away from a future BART station and an 11-minute walk from the Diridon Station. Furthermore, four Light Rail stations are within a five-block radius, making it easily accessible by several modes of transit.

   Sustainability is a key feature of 200 Park Avenue, with a minimum certification of LEED Gold, a green building certification program that recognizes best-in-class building strategies and practices. The building is committed to meeting the energy requirements of the Architecture 2030 and has HVAC systems designed to allow future installation of bi-polar ionization to deactivate airborne viruses and bacteria. The main air filtration system uses the highly effective MERV15 filter to efficiently trap airborne particles.

   With a total rentable office space of 840,000 square feet and an average floor space of 54,500 square feet, 200 Park Avenue is only one of the Jay Paul Company's planned projects in the area. An additional 3,000,000 square feet of office space has been earmarked for the adjacent lot across Park Avenue. However, given the evolving office space demand and the widespread adoption of remote work culture, I sure hope is these plans can be modified to explore the potential for converting the planned office space into condominiums.
